Quick question for anyone thinking about building new construction, and I mean this in the nicest way possible: do you actually know what you’re signing?
It sounds simple going in. Pick a lot, pick a floor plan, watch a house appear. Then the contract shows up and it’s forty-some pages long, and suddenly you’re googling terms at 11pm wondering what exactly you agreed to.
There’s one question I tell everyone to ask a builder before they commit to anything, and almost nobody thinks to ask it: how many homes do you build a year? You want somewhere in the 20s. Enough that they clearly know what they’re doing, but not so many that you become a line item on a spreadsheet who can never get anyone on the phone once the contract is signed.
I’ve been in this market for over ten years, and I can tell you exactly who builds what, and who actually shows up when something goes wrong. If a builder can’t answer that question about their own business confidently, that hesitation is your answer right there.
This isn’t about scaring anyone off new construction — it’s one of the best ways to get exactly the home you want. It’s about knowing what you’re walking into before you sign, not after.
