Waiting for Rates to Drop? Here’s the Trade-Off Nobody Mentions

If you’re sitting on the fence about selling this year, here’s the thing I’ve watched happen too many times to stay quiet about.

Waiting for rates to drop so you can buy your next place is a reasonable bet — worst case, you refinance later. But waiting for rates to drop so you can sell this house, at this price, is a different bet entirely. That window between the market and your specific home doesn’t refinance. Once it closes, it’s just gone.

I’ve watched sellers hold out for the “perfect time” so often I could write a country song about it. And almost every time, the perfect time shows up about six months after they actually needed it to.

Here’s the pattern I see: price it right, market it well, and the right buyer shows up fast. Price it wrong because an agent just wanted the listing, and now it’s the house that’s been sitting since June — and the whole neighborhood has questions about why.
